Leasehold vs. Fee Simple in Hawaii: What It Means, and What Buyers Should Know

If you have been browsing condos in Honolulu or Waikiki, you have probably seen two words that change everything: fee simple and leasehold.

They are not just “labels.” They affect your financing options, your long-term costs, and your resale strategy.

Fee simple (most common, most straightforward)

Fee simple means you own:

  • Your unit, and

  • A share of the land and common elements (through the condo association)

This is the standard type of ownership most buyers expect, and it is typically easier to finance and resell.

Leasehold (lower price, but read carefully)

Leasehold means you own the unit, but you lease the land for a set period of time. That lease has an end date, and the terms can change over time depending on the contract.

Leasehold can sometimes look like a “deal” because the purchase price is often lower. The tradeoff is that you need to understand:

  • When the lease expires

  • Whether the lease rent will increase, and when

  • Whether the building has any plan to purchase the fee (convert to fee simple)

  • Financing limitations (some lenders are stricter)

Why leasehold exists in Hawaii

Hawaii has a unique land history, and leasehold became a common way to make housing more accessible in certain areas, especially in town. It is not automatically a bad option, but it is a different strategy.

Who leasehold can work for

Leasehold can make sense if:

  • You plan to live there for a specific timeframe

  • The numbers work with the lease terms

  • You are comfortable with the resale realities

  • You have reviewed the documents and understand the risks

Quick tip before you fall in love with a “cheap” Waikiki condo

If the price seems way lower than everything else nearby, check the ownership type. Many times, the difference is fee simple vs. leasehold.
