Should I Buy a Leasehold Property?

Leasehold properties can be a smart move for the right buyer, but they are not for everyone. In Hawaii, leasehold is most common in certain condo buildings, and it usually comes with lower purchase prices, plus extra terms you need to understand.

1) What "leasehold" means

With leasehold, you are typically buying:

  • The unit (the improvements)

  • The right to use the land for a set number of years

You also pay lease rent to the landowner, and the lease has an expiration date.

2) Why leasehold can be cheaper

Because you do not own the land, leasehold units often sell for less than comparable fee simple units. That can make certain neighborhoods feel more accessible.

But cheaper upfront does not always mean cheaper long term, so we need to look at the full monthly cost and the lease timeline.

3) The 3 leasehold questions that matter most

Before you buy, you want to know:

  1. How many years are left on the lease? (This affects financing and resale.)

  1. What is the current lease rent, and when can it reset?

  1. Is there a fee available to convert to fee simple, and what is the process?

4) Financing and resale can be harder

Many lenders have minimum remaining lease terms. If the lease is getting short, you may have fewer loan options, and future buyers may too.

That does not mean "never buy leasehold," it means you buy with a plan.

5) Who leasehold can be good for

Leasehold can work well if:

  • You want a lower purchase price and understand the tradeoffs

  • You plan to live there for a specific time window

  • The lease has a long remaining term, or conversion is realistic

It may not be a great fit if you want a long term hold with maximum resale flexibility.
